Accelerated Depreciation

Accelerated depreciation is an accounting method used by investment property owners who want to realize a greater tax advantage in the years immediately following a real estate purchase. The real estate owners use the accelerated depreciation method to schedule a greater depreciation expense in the beginning and a smaller expense after a certain number of years.

Depreciation does not apply to owner occupied real estate unless a portion of the real estate is used in a commercial capacity.
